Kommunaler Nutzungsplan (Kanton BL)
Der kommunale Nutzungsplan (Rahmenutzungsplanung) legt mittels eines Zonenplanes und eines Zonenreglementes auf Gemeindestufe fest, wie die einzelnen Grundstücke genutzt werden dürfen. Die Zonenpläne unterteilen das Gemeindegebiet in verschiedene Nutzungszonen und ordnen diesen die Lärmempfindlichkeitsstufen zu. Die Zonenreglemente bestimmen Art und Mass der Nutzung wie auch allgemeine Vorschriften. Der Zonenplan bezeichnet für das Gebiet einer Gemeinde Bauzonen, Grünzonen, Landwirtschaftszonen und Spezialzonen. Die Bauzone wird weiter aufgeteilt in Wohn-, Arbeits-, und gemischte Zonen sowie Zonen für öffentliche Werke und Anlagen. Die Zonenfestlegungen sind parzellenscharf und grundeigentümerverbindlich. Neben den rechtskräftigen Eigentumsbeschränkungen (ÖREB) werden auch laufende Änderungen dargestellt (Art. 8b Abs. 1 lit. a ÖREBKV).
